Property Line Locate and Fence Surveys

We locate and verify location of all property corners that still exist. It is very common for property corners to be missing due to utilities, landscaping, previous fence installation or just from previous owners pulling them out. This survey does not replace those missing property corners, refer to Plat of Survey for replacing corners.  A common add on to this is to put points on the lines of the property, which will help with the placing of fences and landscaping.

Site Plan

This is commonly used for planning and a general over look of what is located on a property. Included in this we will locate all corners of the property that exist but will not replace missing corners. This will allow us to keep the cost down on a survey when someone needs there house located for planning or building permits but does not want to have a full Plat of Survey performed. Along with this we locate all pavement, concrete, fences, sheds and any other features that an owner would like to see in relation to their property lines. A common add on to this survey is a Topographic survey for design work.

Plat of Survey

In the State of Wisconsin it is state statute that if a surveyor sets or replaces a corner of a property they must do a Plat of Survey showing how they re-established that corner, than the map needs to be filed with the county were it is located for future public record. A Plat of Survey can be done on one line of a parcel or on the entire parcel, the owner can decide whether we include or exclude improvements such as buildings, parking, driveways, fences, etc. When completed, the map will show the exact boundary of the property per their deed, along with any encroachments or discrepancies that should be addressed.

Topographical Surveys

This will show elevations of the land by spot elevations and contour lines. Commonly used for architects and engineers for planning and drainage. The elevations can be related to a specific datum or to assumed elevations.

Flood Plain Map or FEMA Certifications

This is used to certify that a building or entire property is or is not located in the flood plain. Commonly required by a mortgage lender, insurance company or zoning departments. Many buildings that are located near or on any waterways or wetlands will find that they are being required to get flood insurance. FEMA maps showing the Flood Plain are very broad and done at a very large scale, many times a persons property is not in the flood plain. By doing a FEMA/LOMA Certificate, we can remove their building from the flood plain which will relieve them from being forced to get flood insurance, or will make the insurance much more affordable.

Certified Survey Maps

This is a survey that is used in creating 1-4 new lots or building sites or done to modify existing property lines. Typically this is about a 6 month process, where we will handle all the Town, Village, City and County requirements for filing applications and preparing necessary documents for these meetings. The owner will need to attend the government meetings to answer any questions that they might have as to why they are doing what they are doing. This process takes a long time, but we handle all the technical and tedious aspects of it so that it really is just a matter of waiting for the process to be completed.

Subdivisions and Planning

With this we will work with owners and engineers in the designing of streets and lot layouts for the division of a larger tract of land into 5 or more smaller lots or buildable sites. We have worked on many Plats over the years and are very well versed in the process of getting them approved and through the construction phases of development.

ALTA/ACSM Surveys

This is a very common survey for commercial sites, but will sometimes be required for residential sites as well. This survey requires specific details and standards as set forth in the American Land Title Association or American Congress of Surveying and Mapping. A 60 year title report is required for this survey. The lender requiring the survey will fill out a checklist of all the additional requirements they want shown on the survey. Once complete, the ALTA/ACSM Survey will aid the lender in approving a loan on the property.

Commercial Construction Staking and Parking Lot Staking

 This service includes parking pavement, curb, commercial buildings, utilities and grades for ponds and ditches. We work with many different contractors and will customize our stake out methods to what the individual excavator, builder, concrete company or utility company wants. A typical building stake out will include all the corners of the foundation for the excavator to dig the basement or footings along with offsets that can be saved so that the concrete company can lay the building out in the same location. A typical parking lot, utility or pond stake out will included staking of the actual curb, utility line or top/toe of pond along with an offset that shows the cut or fill to finished grade.

Residential Construction Staking

A typical building stake out will include all the corners of the foundation for the excavator to dig the basement or footings along with offsets that can be saved so that the concrete company can lay the building out in the same location.

Agricultural Related Environmental Surveys

We work with several environmental companies in locating monitoring wells, wetlands, flood plain, topographical data, manure storage, farm run off, drainage patterns and other environmental concerns for environmental companies, farmers, developers or residential lots.

Wetland Location Surveys

Typically a wetland delineator will locate and mark the wetlands, than we can tie that line in and show it in relation to a property line or buildings. This is commonly used for planning and development on sites with low lands or water ways.

Legal Descriptions

This service is commonly used for easements, utilities, quit claim deeds, deed restrictions and annexations. We will work with you or your lawyer to give you a description and many times an exhibit map showing the described area. Property descriptions need to be worded a specific way to make sure there is as little room for interpretation as possible. Many lawyers will attempt to write property descriptions for deeds and etc. but are not always well versed with the importance of specific land calls and order of importance for land descriptions.

Zoning Surveys

When an owner wants to change or add to a specific parcels zoning, we can handle all the required applications and technically requirements. Typically used to build a building on a larger parcel, or to add a business to an existing parcel, or to allow an owner to utilize their property for certain needs or hobbies they might have.
